Sanzio 39

Apartment building

The building is located between via Sanzio, a residential tree-lined avenue, and Piazza De Angeli, a well served area, connected to several public transports, especially the MM1 which is only 50 meters far.

The project consists in the renovation of an existing building and the addition of four new floors. The new eight-floors building, in continuity with the urban fabric, will mainly host residential functions.

On the ground floor, in addition to the car entrance and the new entrance hall, the commercial areas will remain, while the first floor, used as the residents car park, will house 6 garages and 11 parking spaces.
The upper floors will house a variety of residential layouts, the majority of which are big sales floors areas and penthouses. Every unit has terraces facing the inner courtyard, in order to take advantage of the sunlight. The project consists a total of 17 apartments, that can be assembled according to the market demand.

The façade on Via Sanzio has a regular and modern vertical partition, congruent to its functions and structure, characterized by:
– a basement defined by big glass curtain walls, shaded by vertical metal louvres;
– a homogeneous plastered surface, characterized by recesses of different depth in the wall with big full-height windows and by linear balconies that mark the upraised building;
– the roof-top level, where a light metal structure covers a transparent volume, all hidden by a green layer that surrounds the living spaces.

The materials chosen for the main façade are very similar to the ones of the inner courtyard, playing with a variety of slightly different colours and textures of the same shades: bright plasters, light grey stone, burnished metal windows and glass.

The terraces, both on the main and on the inner façade, are characterized by greenery, keeping a certain aesthetic uniformity appropriate for residential use.
In particular the system of terraces and loggias on the main façades guarantee the continuity of the elevations, respecting the distances and the alignments of the existing building.
